An inventory of the contents and fittings in the property and their condition will be complied by an independent, licensed inventory clerk just prior to entry. Once this has been received by Margaret Duffus Leasing it will be forwarded to you to check and sign. You will have a maximum of 10 days to return this with any amendments otherwise it will be deemed to have been accepted as is. The cost of the inventory has to be borne solely by the Landlord.
The inventory will note the meter readings or tank level for the gas, electric or oil. We will contact the suppliers to notify them of the change of occupancy, but we strongly recommend that you get in touch with them directly to set up payments as soon as possible to avoid costs building up.

You will be responsible for the TV licence at the property.
You will be responsible for taking on a telephone service, broadband and/or satellite TV if required. You will have to get written permission from the landlord to install satellite if the property is not already wired for this.
When you know you wish to terminate your Lease you will have to give notice, normally one month in advance or as indicated in your particular agreement. Notice has to be given in writing and should be sent by recorded delivery and acknowledged in writing. Where the lease is a Private Residential Tenancy (PRT) and agreement has been made about communicating by email, notice by email is acceptable.
You will be required to hand back the property in clean condition, no later than 5pm on the final day of your lease. You will be responsible for ensuring that all keys handed over at the start of the lease are returned.
An inventory recheck will be arranged as soon as possible after you have vacated and any damages will be assessed and deducted from the deposit if appropriate. The cost of the inventory recheck is to be borne solely by the Landlord.

You will be responsible for cancelling any phone line, broadband or satellite service in your name.
Where it is necessary to have contractors in following the inventory recheck to carry out further cleaning or repairs at your expense the deposit cannot be returned until all invoices have been submitted. You are not entitled to go back to the property to carry out any work yourself or use your own contractor.
