Landlord Services

Our services and charges have been updated since the introduction of the Tenancy Deposit Scheme. 

Summary of Services

Our aim is to provide landlords, especially those who may be overseas, with a personal leasing service adapted to their needs. This may take the form of a Complete Management Service or it may be a selection of services from this package to suit your needs. We are happy to prepare specifications for specialised factoring services you may require.

Complete Management Service.

1. Take on client/property

  • Prepare schedule for property listing
  • Collect property management data
  • Agree viewing arrangements/take keys for property

2. Tenant introduction

  • Viewing of property
  • Negotiate offer and acceptance
  • Negotiate contracts
  • Pursue references

3. Oversee Tenancy Ingo

  • Arrange/Oversee preparations prior to Tenancy
  • Arrange/Check inventory
  • Arrange rental payments
  • Provide relevant information to Tenant 
  • Manage the property handover to Tenant
  • Transfer Utilities

4. Deposit Handling

  • Receive the deposit and lodge deposit with Tenancy Deposit Scheme

5. Monitoring throughout the Tenancy

  • Collection of monthly/quarterly rental payments
  • Payment of rent less costs to clients bank account
  • Regular inspections
  • Management routine repair and maintenance
  • Management of emergency repairs maintenance
  • Provision of regular statements and reports to client

6. End of Tenancy

  • Give or receive official notice in accordance with contract
  • Inform client and confirm instructions for the end of tenancy (e.g. reletting)
  • Arrange for outgoing inventory recheck
  • Manage damages and dilapidations as per the inventory recheck
  • Arrange return of deposit and/or handle claims with Tenancy Deposit Scheme
  • Arrange final accounts, transfer of utilities

7. Between Tenancies

  • Where a property is to be relet we will liaise with the client to ascertain the best way to ensure that running costs for the property are dealt with.  This can either be done through a float placed with ourselves or by forwarding accounts on.  Properties will be checked during viewings and we will ensure that heating set during the winter months as per landlord instructions.  Regular visits would be at an additional charge.

We also offer a Set Up Service where we find the Tenant but Landlords oversee the actual management of the Tenancy themselves.  Due to the procedures laid down by the Tenancy Deposit Scheme, it is no longer practical for us to directly handle the outgo deposit procedure and all Set up Service Landlords will have the deposit lodged with a Tenancy Deposit Scheme in their name at the start of the Tenancy and will then have to agree deductions, handle disputes and oversee the return of the deposit to Tenants directly.
